Commercial Preventive Maintenance Contracts
A PM contract turns your dock and door budget from surprise emergencies into a line item — and gets you priority dispatch when something does break.
- Quarterly, semi-annual, or annual visit cadence
- Priority dispatch on emergency calls
- Cycle-count logging for high-use doors
- Written condition report after every visit
What's included
- Visual and functional inspection of each door and operator
- Lube of hinges, bearings, and rollers
- Torque check on all fasteners
- Cable, spring, and bearing wear assessment
- Safety-reverse and photo-eye test
- Written condition report by door / dock position
How it works
Step 1
Audit
First visit is a full inventory — every door, gate, and dock gets a baseline record.
Step 2
Cadence
Visit frequency chosen based on cycle count and facility criticality.
Step 3
Visit
Same tech (when possible), consistent report format, and no upsell theater.
Step 4
Report
Every visit documented and delivered digitally — a running maintenance history you can hand to insurance.
Predictable budgets, fewer surprises
Facilities that carry a PM contract log roughly 40-60% fewer emergency calls per year — because the wear parts get swapped before they fail. Insurance and OSHA-adjacent audits also go a lot smoother when you can hand over a stack of dated inspection reports.

Frequently asked questions
What's included in a standard PM visit?+
Visual inspection, lubrication, fastener torque, balance test, cable and spring wear check, safety-device test, and a written report per door.
Does a PM contract include repairs?+
PM covers labor for the inspection and adjustment. Wear parts and repairs are billed separately at contract-rate labor (lower than emergency-call rate).
How does priority dispatch work?+
PM customers jump the queue. On an emergency, we roll to your facility first, ahead of one-off service calls.
