The operator is usually not what failed

A commercial operator that has burned out has almost always been fighting something — a door out of balance, springs at the end of their cycle count, or guides that have gone tight. Fitting a new motor to that same door buys you a year at best. We check the door before we quote the operator, and where the counterbalance is the real problem we will tell you, because replacing the motor alone is money you spend twice.

Choosing the right type for the opening

Trolley operators run overhead on a rail and suit a standard sectional door with headroom to spare. Jackshaft operators mount on the wall beside the shaft and are the answer where the ceiling is needed for storage, sprinklers or conveyor. Gear-head operators handle the weight on large rolling steel and high-cycle bays. Chain hoists cover the openings where there is no power or the door is simply too big for a motor to be economic. Getting that choice wrong is expensive and common.

Duty cycle is the number that matters

A bay cycling three times a day and a bay cycling three hundred need different machines, and the cheapest operator that fits the door will not survive the second. We ask about cycles before we quote, because a unit specified for the traffic runs for years and one specified for the price list comes back as a warranty call. If your dock runs multiple shifts, say so.

Controls, safety and three-phase

Commercial operators run on three-phase as often as single, and they wire into whatever control scheme the building already has — open-close-stop stations, radio, loop detectors, timers, or a building management interface. External entrapment protection is required and we will not leave a unit running with it bypassed. Tell us what you have got and we will make the new operator fit it rather than making you rewire.

Replacement without losing the bay for a week

The common commercial operator types are stocked, so a straight replacement is generally a same-day job. Where the unit is a specialty gear-head or a three-phase build that has to be ordered, we say so up front and give you a real date rather than discovering it after the old one is off the wall.

Agricultural and packing houses run different power

Out east through Myakka City and into DeSoto County around Arcadia, the commercial openings belong to packing houses, equipment barns and cattle and citrus operations rather than warehouses. Those sites often have three-phase available where a coastal retail unit does not, and they frequently have the opposite problem — long runs, older panels and voltage drop that reads as a failing operator when it is a supply issue. We check what is actually at the motor before condemning a unit, which on a rural site is the difference between a wire and a machine.

Frequently asked questions

Our operator hums but the door does not move. New motor?+

Not necessarily. That symptom is a start capacitor, a stripped drive component, or a door so far out of balance the motor cannot lift it. All three are cheaper than a replacement and we will tell you which you have before quoting.

Jackshaft or trolley — which should we fit?+

Depends on what the ceiling is doing. If you need the overhead space for storage, sprinklers or conveyor, the jackshaft mounts beside the door and frees it. If the ceiling is unremarkable, a trolley unit does the same job for less.

Do you handle three-phase operators?+

Yes, and most commercial openings here run three-phase. Tell us the supply and the existing control scheme when you ring so the replacement wires into what you already have.

How do you size an operator?+

By door weight and duty cycle rather than by door size alone. A bay cycling three hundred times a day needs a different machine from one cycling three times, and specifying to the price list rather than the traffic is why operators come back as warranty calls.

Can you replace an operator without taking the bay out of use for days?+

Usually the same day on the common commercial types, which we stock. Specialty gear-head and three-phase builds sometimes have to be ordered and we will tell you that before we start, not after.
